President's Message
Dear CCIMs and Fellow Colleagues:
The CCIM Houston Gulf Coast Chapter has been enjoying the success of our education classes this last month. We have planned two wonderful networking events in July and August. We are so pleased by the participation of our members and sponsors, despite having to suffer the recession in our industry. It's hard to believe how fast we are growing-we had 43 people attend our CI-103 class last month. Our Chapter also offered a two-hour class which Kevin Block taught to assist candidates with their portfolio submissions required to qualify to sit for the upcoming exam in Hawaii this October. In another effort to provide outstanding support for our candidates, our Chapter is offering $500 to the first ten chapter member designees or candidates wishing to attend the conference events in Hawaii in October. CCIM/IREM Joint Luncheon - July 14th
Join the Institute of Real Estate Management Houston Chapter (IREM) and the CCIM Houston/Gulf Coast Chapter for a "Meet the Candidates" event. Confirmed candidates include; Peter Brown, T.J. Huntley, Gene Locke, Roy Morales and Annise Parker. CCIM Helps Local Breast Cancer Organization

On January, 21, 2009, The Young Professionals Group of CCIM Houston/Gulf Coast Chapter held our Foundation Building event at the House of Blues to benefit The Rose. The Rose is the Houston area's leading 501(c)(3) non-profit breast cancer organization providing mammography screening, diagnosis, early access to treatment and support to all women regardless of their ability to pay. This event was even more successful than the CCIM chapter leaders and the event committee could have expected. At first glance we were thinking the event would bring in 250 people and were hoping to be able to donate between $2,000 and $3,000. But the event, which brought together young professionals from 11 real estate organizations with over 350 attendees, brought the grand total for The Rose to over $5,000 and was directly used to benefit The Rose's first annual "Bikers Against Breast Cancer Rally". When asked to spearhead the Houston/Gulf Coast CCIM Chapter's Web site redesign, Colin Fox, CCIM, president of Colin Fox & Associates in Houston, wanted the site "to provide more relevance and value to both our broker and non-broker members in their everyday transactional activities," he says.
With this goal in mind and under Fox's leadership, the chapter implemented Argus Zone transaction management software into the new www.ccimhouston.org site and extended free, one-year licenses to all chapter members. This value-added benefit "helps [members] manage costs and be more productive with documents, spreadsheets, and discussion of everyday business life," he says.

Ten years ago, several CCIM Institute members and I ventured to Beijing, China, to uncover the rich opportunities which lay in this bustling city. We met with a professor at a notable Beijing university and began a relationship that would serve as the bridge between CCIM and China.

2Q09 Houston Office Market Summary

Houston's office leasing market continued its sluggish performance by posting 510,943 square feet of negative net absorption during the second quarter of 2009, pushing the year-to-date total further in the red to 1.4 million square feet of negative growth. Once again, Class B properties witnessed the largest quarterly absorption loss with 421,485 square feet, driving the year-to-date figure to 1.2 million square feet of red absorption ink. In addition, Class A properties recorded 106,772 square feet of negative absorption while Class C buildings managed to register positive growth, tallying 17,314 square feet during the survey period. The area of town hit hardest was Houston's Uptown/Galleria submarket... (click here for the full article)

2Q09 Houston Office Market Statistics

The Houston economy peaked last November, beginning its decline as oil prices fell back under $100 per barrel and the U.S. economy fell into a serious financial crisis. Over the past six months, local employment has fallen at a 3.7 percent annual rate, while the unemployment rate has jumped from 5.5 to 7.2 percent. The most recent data show few signs that the rate of decline in the local economy is slowing.
